ABOUT THIS SPACE
Walk in the front door and the whole open floor plan greets you: a comfortable living room with a sectional, a 55-inch Roku TV and big sliding glass doors that open straight onto the pool. The dining table sits right beside the glass, so every meal comes with a pool view. The kitchen is built for real cooking, with stainless steel appliances, a dishwasher, a drip coffee maker, Keurig, blender and a toaster. A live edge bar counter with stools gives the cook an audience, and a sliding pass-through window hands plates out to the covered patio. We stock coffee, creamer and sweetener, and a welcome basket of snacks is waiting when you arrive.

The bedrooms are split for privacy, with the primary suite on one side of the house and three guest rooms on the other. The Sea Turtle Room is the primary bedroom with a king bed, an ensuite bathroom and a Roku TV. The Ocean Room has two queen beds, the Seashore Room has a queen bed, and the Seaside guest room has a king bed, each with a Roku TV. With six beds, sleeps 10 works for two families or friends. Two bathrooms serve the home, including a hall bathroom with direct access to the pool, handy for dripping swimmers. A washer and dryer sit in the laundry room beside the pantry, with detergent supplied, so you can pack light.

Outside is where this house shines. The sparkling heated pool sits inside a large screened lanai, so you swim bug-free and sun-smart. Sun loungers line the brick pavers, and the covered patio has an outdoor dining table, ceiling fans and a gas BBQ grill. Behind it all is a fully fenced backyard with landscaping, a lawn and room to run. A patio shelf holds pool toys and floats for the little ones. The garage is the game room, with a ping pong table, cornhole, bikes, kayaks and a wagon, and it doubles as your beach gear station. The house is single level, so there are no stairs to haul luggage up.

You are in the heart of Cocoa Beach, 2-1/2 blocks from the beach and the Banana River. Drive times are approximate.
- Lori Wilson Park: the nearest beach access, about a 10-minute walk with a crosswalk or a 2-minute drive with free parking. It has a boardwalk to the sand and a playground, and it is a popular launch-watching spot.
- Banana River kayak launch: 1 block away, where you can paddle channels between tiny islands teeming with wildlife.
- Cocoa Beach Health and Fitness: 1 block away, with daily and weekly passes.
- Publix and restaurants: Publix grocery, plus plenty of restaurants and shops, are within 1 mile.
- Cocoa Beach Pier: a 8 minute drive for dining, shopping and fishing.

Families with small children: this family friendly home comes with a Pack 'n Play, a high chair, toys, board games and a fenced backyard so toddlers can roam while you sit on the patio. Multi-family getaways: six beds and a game room mean nobody is squeezed. Couples: take the primary suite, kayak at sunrise, then drift between the pool and the sand. Cruise travelers: stay before or after sailing, with the port less than 15 minutes away. Active guests: launch watching, bike rides, ping pong and a gym down the block keep everyone busy.

GUEST ACCESS
You have the entire home to yourselves, along with everything that comes with it. That includes the heated pool and screened lanai, the fenced backyard, the covered patio with its outdoor dining area and BBQ grill, and the fully equipped kitchen. The garage game room, the kayaks, the bicycles and all the beach gear, including a wagon, are yours to use. Check-in is self check-in with a smart lock after 4:00 PM.

PARKING
Free parking is available on premises in the driveway at the front of the house. The garage is set up as the game room and storage for the kayaks, bikes and beach gear, so plan to park in the driveway. Luggage drop-off is allowed, and the single level home lets you unload straight through the front door.

HOUSE RULES
Check-in is after 4:00 PM and checkout is before 10:00 AM. The home hosts a maximum of 10 guests, and the minimum stay is usually 2 nights. For security, exterior cameras are at the front door, the driveway and the pool equipment; the pool equipment camera has no view of the yard or pool. To comply with city noise ordinances, a noise decibel monitor is in the outdoor lanai area and inside the door; it measures sound levels only and records no conversations. Please keep voices low outdoors in the evening so neighbors can rest, and treat the home as you would your own. Return the kayaks, bikes and games to the garage when you are done. Cancellation Policy: Ninety-six percent (96.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
